Prior to the Tenancy 

Reference & Administration Fee: £120 per tenant/permitted occupant.

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

 

Guarantor Reference & Administration Fee: £50 per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

 

Inventory Check-in Fee: £133 - £288 inc VAT depending on the amount of rooms etc.

Please note that the fee might get rounded up to the nearest pound. Preparing an Inventory and Schedule of Condition of the property, taking meter readings for utilities and services.

 

Advance Rent:

Rent is usually payable in advance, amount will depend on the agreed terms. As minimum, tenant will be required to pay the first month’s rent prior to the commencement of the tenancy.

Tenancy Deposit:

This is usually the equivalent of 6 weeks’ rent and is payable prior to the start of the tenancy. This is a security/dilapidation deposit that will be registered with one of the Government-backed deposit protection schemes. Deposit amount can vary depending on circumstances and will increase if the tenant is planning to keep pet(s) at the property. Please note that the deposit amount might get rounded up to the nearest pound.

  

During the Tenancy

 

Tenancy Amendment Fee: £150

Includes the contract negotiation, amending terms and updating the tenancy agreement during the term.

 

Name Change Fee:

£150 from the leaving tenant and £150 from the new tenant includes new tenancy agreement preparation and new tenant referencing. Please note that the Name Change is subject to the landlord’s consent and reference approval.

 

Early Termination of the Tenancy:

If the tenant vacates the property prior to the end of the term the tenant will remain liable to pay rent until the end of the term or until the property is re-let whichever is earlier. Please note re-letting the property before the end of the terms is subject to the landlord’s consent. Should the property be re-let during the fixed term, tenant will be responsible for the repayment of any pro-rata commission fees that have been or will be incurred by the landlord. Tenant will also be responsible for any other reasonable costs (telephone lines, TV licensing, cleaning, inventory check-out etc.)

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

Tenancy Renewal Fee: £100

Please contact us in advance if you wish to extend your tenancy.

Late Rent Payment Fee: £30 inc. VAT

This fee will be payable if the rent has not been received from the tenant by the rent due date as specified on the tenancy agreement or additional payment schedule. Interest on late payment of rent will also be charged in accordance with the terms as stated in the tenancy agreement, usually at a rate of 6% per annum over Barclays Bank PLC base lending rate.

 

At the End of the Tenancy 

Professional Cleaning (if required): £110 inc VAT, up to a maximum of £936.00 inc VAT
Professional cleaning cost may be deducted from the tenancy security/dilapidation deposit. It is only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy. The amount will vary depending on the size and condition of the property.
